I just want to make a comment for other posters who might read this.
It pays to interview a few agents before you go forward. In this case, the first guy wasn't really going to get the job done. By speaking with a second agent it looks like the OP was able to find someone that is going to help. There are good matches and bad matches. It is a business relationship.
