I wouldn't even use an agent. Just accept the $300 and have a good real estate attorney to draw up the contract.

I agree! The dinners out, cleaning supplies or service, electricity costs from leaving EVERY light on ALL DAY , gas from driving around 30 extra minutes because that 3 pm showing was late, dogsitters, babysitters, new towels/rugs/accessories, etc to make it look HGTV ready!!!

I hate just about everything about the process.
