I live in a 55+ community where people take great care of their homes. In general, homes are meticulously landscaped and some homes are on premium lots with great views. My home has a really good view, but DH and I are always looking for homes with even better views. We like buying and updating houses, and then selling after a few years.
There’s a house that is a new listing that has caught our attention. It needs serious updating and landscaping, as well as the house needs painting. While it is quite expensive for the work needed, we are considering it because we could probably sell our house for close to or more than the asking price of this property. It has the drop dead view we are seeking.
One thing, however, is that the nextdoor neighbor has two giant SUVs they park in their driveway, and also often on the street ~ curbsides on both sides of their driveway. These houses are close together. There is an HOA, but no rules about parking in garages, and the streets are public. I’m concerned that we’ll have trouble selling the house in the future if the same neighbors are there….they have lived there about 10 years. I think they are Uber drivers.
So, I’m wondering how people feel about having neighbors who don’t use their garages when the homes are quite close to eachother.
Where we once lived in the South, we had a 3,500 sq.ft. home with 2 car garage but we parked our 3 cars in the driveway (but never on the street). Next door neighbors also parked theirs on the driveway. We sold our homes in 3 days while the local market average DOM was 60 days or greater.
I guess it all depends on where you're the sentiment on parking cars in the driveway. If it's commonly accepted practice then it shouldn't be an issue when it comes to resale value. This is easily done by driving around the neighborhood.
In our community, every house has a minimum of a 2-car garage. Some have a 2-car garage plus an attached golf car garage which won't hold a full-size car. Some (such as mine) have a full size or oversize 3-car garage.
That said, there is no requirement to park your vehicle in the garage. You're allowed to park in your driveway at any time. Street parking is limited to daytime only. Parking on the grass is NEVER allowed.
In some parts of the community (where the more expensive homes are), nearly everyone parks their cars in the garage at all times. In other parts of the community, there is more driveway parking. The homes where all the vehicles are parked in the garage definitely look better.
I live where there are few garages and many people don't use them. Hell, across the street from me has a two garage and a driveway you could park five more cars in.
Where do they park their F250's? On the street.
The not using the driveway used to drive me crazy when I was an elected official. Invariably the people who complained the loudest about others parking on the street in front of their houses didn't use their driveways or garages.
I have to admit that where the neighbors park has never been a concern of mine. Many years ago we lived next to a guy who was an OTR truck driver. He was home for 1-2 days every 2 weeks or so and parked his tractor in his driveway. One of the nicest neighbors we’ve ever had.
At one time about 7 years ago, I had 2 SUV's, a golf cart, and 2 large motorcycles parked in my oversize 3-car garage. This was in addition to 8 or 9 huge "floor-to-ceiling" shelving units, a large workbench, a refrigerator, an HVAC system, and a utility/laundry tub.
Yes, it was a bit crowded in the garage, but better that than parking in the driveway even though I was allowed to do so. I just think that I owe it to my neighbors to keep the exterior appearance as clean and neat as possible.
I've now sold both motorcycles, so my garage isn't as crowded, and I still don't park in the driveway unless I'm washing the car or sweeping out the garage.
If it is the norm in the neighborhood to park in the garage and the rest of the street looks good except for the neighbors right next door, I don't think you will have resale issues for a stellar view and a decked-out house. More people care about the condition of the home than they do about two SUVs parked on the street. That would be my advice to someone here, but not sure how judgy people are where you are.
