Hello folks,
I am reading a book about buying country property and it states that I can get an idea of what properties are selling for by viewing their recent sales. How does one find out the selling prices for sold property without directly asking the buyer or seller?

THanks. i'm new to this.

Zillow, I heard is not very accurate being too low or high. Your best bet is to get an agent to help you. If you choose not to use an agent, then try finding out the sales via tax records on recent sales in your n'hood. This might take some legwork if your county doesn't have this online yet. (not all do) But recent sales are not private or privileged information. Some areas even have them listed in the newspapers on any given week.

Good luck!

Where I am the property appraiser's website lists each recorded sale on a property since the early 1930's. This info is public record and if your county does not have it online you can go to the property appraiser's office.

Sold prices? Any local real estate professional should be able to help you. Buying a home Fisbo, is one of the most financially dangerous actions in America today. Sure, there are many people who pull it off well, but we also hear of many people winning the lottery, but not so much about people who lose.

I am sort of familiar with the county appraisal's website for the area I'm interested in (their data is online), however, I'm not too sure how to look up property that has been subdivided into parcels. For example, there are several large ranches that were purchased in the last year that has been flipped into smaller parcels for individual retail sale. These smaller parcels have been sold and there are a few more left. I was wondering if there's a way to get an idea what the sold parcels were sold for. I'm just very curious as to what they were sold for.

What would be the best way to approach this?

I have to mention after looking at the comps on Zillow (or trying to because the site has more errors than info) I see that its got houses that are no where near me. I can't see how thats a "comp" if its several miles away or more.
