I am looking to sublet an office in a nearby town due to its having fiber internet available (Tullahoma,TN). I will not be having ANY clients or customers visiting the office. It will just be me sitting in there for roughly five hours a day.

I do not need a lot of space; 10 x 10 would be more than enough. I am wondering how to search for business that may have space they are not using. Should I contact a realtor and ask? Maybe drive around and ask at businesses that appear to have excess space?

I'm in commercial real estate in Seattle, and generally when we get a request for a consent to sublease the master lessee has been approached by someone that contacted them based on the building location or through an ad placed by the master lessee in a local internet commercial lease site. I would be wary of Craigslist. You need to make sure the master lessee has a lease that's not about to expire, and that the master lease has no provisions that ban subleases. Often the CL ads are for "under the table" subleases that are not in compliance with the master lease, and when the owner finds out both parties can be evicted.

An executive suite might suit your requirements better than a sublease would, and is likely to be a sounder business decision than entering into a sublease agreement with someone you do not know and over whom you have no influence or control.

Executive suites are small office spaces that typically include receptionist, mail services, conf room availability, broadband and telecom already in place (possibly fiber) and other office services. A major advantage is you would be contracting directly with the lessor and thus not be subject to the performance/non-performance of the master lessee or terms and conditions of the master lease.

Better way to go yourself to search the place. There is no way to search online for such place. You need to visit the area and ask to the local people for space.

You can look on Loopnet where is where commercial properties are listed for starters. I know here we have some very small office spaces for people just like you.

I think this is a door-to-door opportunity.

That was my thought since I have tried the local newspaper and "loopnet"/Craigslist. All I need is a small room and fiber internet. It doesn't matter to me if there are any windows or space for much more than a desk and chair.

Any ideas of what types of businesses to approach? I saw an ad for a sublet in another nearby town at a real estate office for a 10 x 10 space @ 225/mo however they do not have fiber internet in that town.

I was thinking maybe a real estate office, law office or accounting firm that has too much space for their workforce. I don't think retail space or food service types of places would work for me.
