I just wanted to talk about my experience mainly to vent. I applied for a USDA direct loan as it is the only loan out there that I can qualify for. The process was long but USDA was great! I received my COE and was so excited thinking I could actually finally buy a home. I had been looking in Weld Cty before I got my COE and there was not much inventory. So I though going with a modular would be a great idea. I had no idea how high construction cost would be.

I made an offer on a small parcel of land, offer was accepted, I picked out my modular, had a closing date, then waited, and waited. kept trying to get info from my realtor on status. I'm finally told that the Architectural board for the land would not allow a modular without a garage which put me way over budget. So we terminated the contract. Another parcel of land comes up I go look at it, love it make an offer with a date to accept, date comes and goes and I hear nothing. It has now been over a week and all I get is the run around from my realtor. Vague replies that the sellers are out of town. I made an offer for full price so I'm baffled as to why they cannot even bother to reply yes or no. Meanwhile I only have about 30 days left to find something.

I'm so discouraged, there is so little out there that will qualify for USDA and I worked so hard to get my credit good, etc. Maybe because it's a sellers market in CO no one wants to bother.

It's usually easier to buy an existing house than it is to buy land and build. It's usually cheaper, too.

Don't let Pig distract you from an otherwise great forum. If he cant see what it is your asking, its his problem.

Dont lose hope, things can be difficult in a Seller's Market. I would first suggest getting yourself another REALTOR, but dont just flip a coin, ask friends and coworkers if they had a good experience with a realtor.
