It's common protection language for banks when they sell REOs. Meaning - zero liability on their end. Like luv4horses said, what you see is what you get. The house may require only aesthetic care or it may be a craphole. Homes that "look bad" don't mean they're structurally unsound. Hire an EXCELLENT home inspector, plus a separate pest inspector. We learned the hard way that "all in one" inspectors don't get the job 100% done across the board and you'll end up having to put out money later.
It may be worth pursuing if you know that it's a good deal for the area. Also, as far as foreclosures go, it appears on the surface to be in decent-to-good shape. Honestly speaking, there are non-foreclosure homes that look worse. That one actually looks good with a bit of cosmetic touches. Inspection requirement still applies! Things like look good can have big time issues and things that look like dogs can actually be well built and fine.
Thank you everyone! Trust me, there is NO WAY we would ever buy a home without a very thorough inspection. On one house we offered on here in CA a few years ago we were actually asked to wave the inspection AND pay $10K over asking price. Gives you an idea of how screwed up CA real estate is.
I figured out it was a foreclosure but it didn't look to be in too bad of shape- can't ever know unless you get an inspection though
I don't see any verbiage indicating for certain that it's a foreclosure. Perhaps I'm overlooking it. But if it is a foreclosure OP, I suggest you run away. Run far, far away. Many people think foreclosures are automatically going to be a good deal, but oftentimes they become a buyer's worst nightmare; the veritable never ending money pit. My realtor friends have an adage. "Foreclosures are for rich people."
It looks a lot better then the former rental property that I am trying to find away into not having to list....
Just post terrible pictures of the home if/when you list it. That ought to do the trick
