Good resources on Real Estate Investing? (properties, commercial, residential, check)

I want to begin investing in income properties. How can I learn some of the ins and outs of this? There are some options that come up with an internet search, including books (many of which don't seem to teach exactly what I'm looking for) and online/in-person courses (I'm willing to pay $$ for good information, but I'm busy and learn better on my own schedule). Any place to start looking?

Check around to see if there is a Real Estate Investor's Association in your area.
They usually have networking meetings where you can learn from some who are generous enough to share their experiences.

Check out meetup.com for groups in your area. Lots of people will share info with you. Better to learn from the been-there-done-that crowd.
