I don't have any friends or relatives in the business, so perhaps my gut feelings on who to use.
Run with your gut. Don't feel guilty, particularly if you feel you haven't misled anyone about their prospects to list your house.
Pull up their current local listings on line, and see how they present houses. Presentation is important.
Good photos, depth and accuracy of details, proper grammar and syntax in remarks are all important.
Nothing needs to be "Perfect," whatever that means. It should just be competently presented and articulated.
Go with your gut and sign the agency agreement. Then you can call or email the others (or respond if they contact you) and inform them that you have signed a listing agreement with someone else. If you have a signed agreement, there's nothing more they can say. It's unethical to pursue a client who already has an agent.

This! Go with your instinct. I'm sure they will all be great in their own way, but go with the one that you feel will represent your interests the best, and most importantly get the job done!
