When a realtor takes people out to see houses, does being first, last or in the middle play at all into an advantage for the seller? I know they claim this makes a difference when you are interviewing for a job to some extent. I know that we always tended to remember the first and last the most with the rest a sort of blur. We were always trying to compare the next home we seen with the first and trying to keep track of which we preferred. We saw most properties twice though before purchasing. Any thoughts? I know it may make no difference but can't help wondering.

I am not a realtor, but my own experiences are that once I bought a house that was the first one I saw, and another time I bought a house that was the 26th house shown to me. For me, when I see the right house I know it and it doesn't matter if it was first, last, or in the middle.

Right now the sellers have accepted my offer on a house with a perfect location, for me, and closing is in a few weeks. I hadn't looked at any other houses this time, and if this had not worked out then I would not have looked at any more. Don't know if that makes any sense! But since I only looked at one house this time, it was both first AND last.

I don't know, if it's in pristine condition, any time. If it's a fixer upper, I would hope the realtor would show best/most expensive to worst/fixer upper etc. That way the buyers can see if they want to update themselves or buy an already updated home.

But it's really just want the buyer wants.

Completely depends on the buyer. Some fall in love with the first they see, some want to see everything and still can never decide.

You can overthink anything.

If I am showing houses, the order of showing is pretty random.
I may show the best match first, or last, or in the middle of the mix.
Price may be ascending, descending, or no pattern.
Ease of showing by mapping will often establish the order of showing.

The cleanest, most move-in-ready, best value, best maintained, meets the needs property will be the property with the advantage.
