We have not spoke with a realtor as yet, but if anyone has info on a estimating tool or equation that shows approx clearing from sale of a house, it would be appreciated.
Using rough figures, our home could sell for $245K. We owe $75K. We have a 2nd mortage of $17K. Less the realtors percentages for their fees, is it just a simply math equation after all?

In NJ and NC (there could be more) they have a sneaky little tax called "realty transfer fees (tax)".
Basically if you sell your primary residence in NJ you have to pay 1% of the sell price to the state. In NC it varies from .2% to .4%....other states might have it or not...best to check though
Our realtor has a sheet that he gave us that lists all the costs the buyer and seller will incur - they are ballpark estimates and of course it makes a difference if your agent sells the house himself - you will pay less commission usually, than if a realtor other than yours sells your house.
Are there any draws backs to selling a home 'as is'? Our house in only 11 yrs old and has been very well maintained, plus some upgrades. I dont want to invest any more into the house, except minor items that may come up upon inspection.
"As is" is mostly used in short sales or foreclosures. When the price is much lower than the market.

In our market we have many homes that are sold "as-is". We've never had a problem with that and usually the price reflects the as-is nature of the property.
We don't have homes on 1/8 acre lots either, if the OP has to compete with the Belles of the Ball, s/he may have to dress accordingly.
