In NJ and NC (there could be more) they have a sneaky little tax called "realty transfer fees (tax)".

Basically if you sell your primary residence in NJ you have to pay 1% of the sell price to the state. In NC it varies from .2% to .4%....other states might have it or not...best to check though

Our realtor has a sheet that he gave us that lists all the costs the buyer and seller will incur - they are ballpark estimates and of course it makes a difference if your agent sells the house himself - you will pay less commission usually, than if a realtor other than yours sells your house.

"As is" is mostly used in short sales or foreclosures. When the price is much lower than the market.

In my area, "as is" is a red flag for financial distress or an estate sale and invites low balls.

The term also does not preclude a buyer from requesting correction to perceived or actual defects. It is not the best strategy to get sold.

If there are known issues, disclose, disclose, disclose.

Some states have a real estate transfer fee (or "tax") usually paid by the seller.

In our market we have many homes that are sold "as-is". We've never had a problem with that and usually the price reflects the as-is nature of the property.

We don't have homes on 1/8 acre lots either, if the OP has to compete with the Belles of the Ball, s/he may have to dress accordingly.
