Looks like the OP is having an open house tomorrow. 36 days on the market as of today. Did notice the unit is at the entrance of the subdivision, with a gas station across the street.

On the market now for 63 days, but there has been a contingency offer on it for a couple of weeks. Is there generally a time frame put on a contingency offer, or can they run as long as needed to fulfill the contingency.

In our area, a home shows as contingent until after the due diligence period ends, which can be 3-4 weeks depending on the closing date.
