My suggestion is have a good realtor and a good cleaning service . My sister and brother in law did this with their last house selling experience and boy were they glad they did it . The house sold within the month after they left . Yes the house sat for 5 weeks but not long in the scheme of things .
I sold my parents and in-laws house from a considerable distance~left notes on the door for the showing realtors to make sure lights were turned off and that thermostat was returned to 60 degrees and shades or curtains returned to the way they found them.
Realtor for in-laws house was a friend, checked the house weekly and took lock box off as soon as inspection and final contract was signed. She also showed up for home inspection and mortgage evaluation.
For my parents house, I continued with snow removal, put the same sign on the door and had a relative check the house weekly. After one showing, when the lights were left on and the heat running full blast, we had to limit showings to when my realtor was available and she would meet the buyer's realtor and buyer at the home.
If you're willing to pay your realtor an additional part of the selling commission, perhaps s/he will agree to exclusivity showings. Understand that it may limit some of the potential buyers from being able to see your home~
A good realtor will treat the home as if it's their own and check on it regularly if there have been showings.
