I have heard a lot of agents doing this when they think the home is overpriced. I don't know about your market, but most homes here are selling under appraised value. So from my perspective your agent sounds like she is trying to get your house sold.

Your listing sounds overpriced and I personally wouldn't take it. I think your agent is trying to find a compromise to continue working with you, but addressing the fact that she knows the house is overpriced. I am guessing she is going for the $10,000 every 30 days as she feels the home is grossly overpriced. That is pretty steep.

I think you need to decide how motivated you are to sell and price accordingly. Your agent needs to decide if she wants to spend money on a listing she knows she can't sell at that price.

Your other option is to not agree to the price drop but agree to reimburse her for all of her advertising costs when the house doesn't sell.

My agent doesn't believe in doing this. She doesn't think chipping away is a good idea. In my area, one larger reduction is usually the solution. As a buyer, I'm watching some houses now, and if I saw this being done to one of them, I might lose interest as I would wonder if there's something wrong with the house. I also might wonder about how the seller/agent will be to deal with as I don't agree with this strategy. I suppose if this is a common practice where you live, you won't give it a second thought, but it's not a general practice here.

In my area, there are plenty of homes with as many as 15-20 incremental price reductions and these places are still not positioned where they should be, based upon the facts of the market and it's just another stale donut.
