Well, for me it would've been to do an inspection on the morning of the sale. I was working that day, and had to do the signing that afternoon. I think they took advantage of that fact. I expected the home to be clean. After the sale, when we arrived at our new home, there was an old couch in the garage and one of those outdoor tables with the umbrella - sans umbrella - on the deck. I hadn't asked for those to be left.
I called my Realtor and said "They left some junk." His response was "It's your house, now."
It cost me 100 bucks to have that junk taken away.
Could I have sued? Yeah. Would it have cost me more than 100 bucks? I think so. I got screwed, man. When I buy my next home, I'm having an addition made to the contract that if there is any junk left in the home, the contract is null and void. At least, that's the plan.

Here's another addendum, not REALLY related to me, but I thought it was interesting.
When I bought my home, I had a good inspector. This dude shows up wearing shorts and boots, carrying a belt full of tools and lights and he went over the house with a fine tooth comb - in the attic, on the roof....my god, just everywhere. I think we piad him 200? 300 bucks? Hrmm...I forget.
When all was said and done, he saved me about $3,000 bucks. "This" wasn't up to code. "This" was a problem...etc. etc.. We asked for them to fix it befiore we moved in. They wanted to offer cash so we could have it fixed. I offered to see them later. (Neither me nor the wife wanted to live in a home while it was being repaired.) They got it fixed and we bought the home.
When we sold our home their "inspector" showed up. They weren't with him.
Their inspector was wearing a nice shirt and slacks. Had nice shoes, too.
Maybe he had a flashlight, but it must've been in the car. He walked around from room to room. He didn't even flick a light switch, as far as I saw.
I think he was there 10 minutes, just walking from room to room. I felt sorry for those people. I thought their inspector really sucked.

Not buy new if I can help it.
I'd like something that's a few years old but been broke in and most of the bugs worked out.
Bought my last house new. What a nightmare.
My first house was a 4 year old resale, not one single problem.
And buy something with a smaller yard. We have 1 acre. It's a little much to take care of. 1/2 to 3/4 acre would be perfect. However won't mind an acre plus as long as most of it's wooded
Hmmm...there is the one house that was DESTROYED when we looked at it but it was a great price for the area...my husband LOVED it but all I saw was a nightmare in renovations. (it was a 2 year old home that was awful...holes in the walls, what looked to be human bowel movements on the wall, no finished basement, and just DIRTY, DIRTY, DIRTY. So dirty it was just...awful. I can see it could be a great house but didn't want all the work.
Drove past it today as someone got a great steal on the place (closed for $490K...probably worth upper $500K's.) It looks beautiful and it is so big and nice. Wish I would have taken more time in thinking it out. Hubby was right...but I can't tell him that now!
BTW-we still have a great house, just not as grand as that one!
We purchased a tract home from a large builder. The next time, should we buy another new build, would be to take the basic vinyl floors, basic cheap carpet and cabinets. Throw it all out a year later and put in custom cabinets, floors, etc. We did take the Formica counters and did our own granite and save a lot of $$ doing that.
I would have gotten a better loan program but I didn't know about that. (I actually got a great interest rate and a 30 year fixed but I didn't know about first time buyer programs and things like that).
I would have hired a good agent but I didn't know not to just call the name on the sign.
I wouldn't have stretched my budget. I'd have gotten a smaller more affordable home.
I guess if I had a good agent I would have learned all that before buying. (not a plug for agents, just the truth as I've learned it now that I'm in the business and I've seen the difference.)
We bought a newly constructed "spec" home. If we ever buy new construction again, I would have a newly consturcted house professionally inspected rather than relying on the builder's warranty for repairs. My home is well-constructed, but there's a few things we didn't catch during the warranty period.
