Update: Just got the revised offer from Opendoor of $420k. I think that will work for us because in doing some online searching regarding repairs (average price), I think we should net at least $360k, and the fact that closing "on time" with no worries and having to move after carpet is laid (if we were to do it ourselves) will be a BIG plus.

However, we still plan on meeting with a "regular" Realtor, also. Again, we won't be making any final decisions until next spring, at the earliest.

A lot of people think OD is a low ball offer place - but it was just fine for us - and they didn't make us do ANY repairs - and for us the "fee" was 5.5% so less than or the same as realtors.

In your case it sounds like they will want some credit for repairs - but while ours was in very good shape, it could have used some paint and carpeting and they didn't charge us any credit for that stuff. Of course, they didn't fix any of it either - just cleaned the carpets and resold it.

But it worked well for us.

Thanks for posting, but our home hasn't even been inspected by them yet. They won't do so until we have a much firmer date for our move, which won't be until late next summer. (I expect that they will come out to do the assessment next June.)
