I'll say this, besides the MLS rules above... my phone number and email is posted in all kinds of public places, and I get LOTS of spam and sales calls because of it.
I don't think the source of that comes directly from Real Estate activity/listings and is more a part of either public record or when you reach out to any company that gets you personal contact information for whatever reason. If you answer a survey online that asks for you phone # or address and that information is readily available to many of those spam/sales calls. Nothing new to see here folks !
In Florida, even if it was allowed to be placed in MLS, I never saw that information listed nor would I have done so out of privacy concerns for my clients.
So it sounds like in most places it would not be permitted in an ad. If there is a place that has no such restrictions the best answer would probably just to pick up a new email address from a free service like 123maplestreet@xxx.com and use that to avoid spamming problems and just discontinue using it when the house is sold.
you can do almost anything you want on Zillow in the remarks. It seems most MLS's (as noted there are many throughout the country with their own rules) don't allow contact info in Public Remarks.
What are the potential negative consequences of putting the owner’s telephone number or email right into the MLS listing description visible to public?
Would you do it?
Good way for me to fire you when i start getting crazy calls. The reason I hire a agent is so I DONT have to answer the phone. If I’m answering the phone dealing with buyers and their agent why the hell do I need a agent? I’ll save myself 3/6% and diy
I’ve had agents get a hold of my cell number. The last time I put a house for sale and pulled it and re rented it a bunch of agents started calling. They all had a buyer for the house...of course they did..amazingly all the buyers all popped up after I pulled the listing.
One guy was amazed I wasn’t going to relist with him because he had a buyer. I told him it’s no longer for sale. Guy couldn’t believe it. He was shocked I wasn’t selling. I told him the window for the sale is gone. I already re rented the property. Maybe next time in 10 years.

This is a limited service listing. Realtor doesn’t do showings and is not interested in the sale as he is not getting a commission.
You can claim your home on the MLS as the owner and you should be able to add it in the comments if you want.
