I don't know about the price reduction, NY Annie, but the listing shows public water and sewer if that helps. Also says it's being sold 'as is', so I would imagine reading the disclosures might give insight into that if you can get your hands on them.

I missed the "public water/sewer" - so thanks for that. At least that removes the possibility it needs a new septic system - which would be the most expensive of the issues I can imagine. And that's why I asked for new eyes - I know what some things might be needed here.

Yes, the house is vacant - mailbox is full - actually overflowing with the door open. There's a new board covering a window opening onto the carport - not sure what that's about.
It looks like they've been trying to sell for at least a year, starting out at $75K. I think it's very likely it's either an estate sale or they've realized it's overpriced and dropped the price accordingly.

The floors look good, but I didn't think that they were necessarily refinished recently. The kitchen and the skirting to the outside deck--which would have been an easy cosmetic fix--led me to believe that it wasn't a flip. The fact that it was first listed for sale over a year ago, with the listing pulled last December and then not re-listed until October 29th seems to further indicate that it is most likely not a flip. (I wasn't able to locate the prior sales history.)

I happened to look on Zillow. Other sites had it as well.
The link that you provided now indicates that the house is off market. So does Realtor.com. (Zillow lags behind.) That may be why you haven't heard back from the agent--they may have received an offer after they lowered the price.
Could just be a motivated seller who priced it optimistically and is responding to lack of interest or other price feedback.
Seems every seller in my town has this mindset. I tell new listings I'll agree to their optimistic asking price if they'll agree to drop it to my recommended price if no contract in three weeks. Problem is, they all seem to become married to the original price even though we discussed that it was unrealistic.

Sorry I hadn't been clear about the type of flip ... I was thinking more of a contract flip than a reno flip. But if the house hadn't changed hands recently via a sale or auction, then a contract flip doesn't seem a possibility.
NY Annie ... another option is to contact any other realtor, other than the listing agent and brokerage, and he/she could look at the MLS to see what is truly going on. If it is still on the market, that realtor could make the inquiries for you.
