If you buy the house now as you desperately appear to want to do (and I still advise against) that you won't live in for a year, you could at least rent it out for a year. I firmly believe you'll be better waiting until you'll be moving in at this point but if you can really beat someone up on the price and get a decent renter...

Thanks everybody. You have all given great advice. I'm asking the agent if the sellers would be interested in renting for a year. That's probably not protocol, but I thought it was worth a shot! If she doesn't want to ask, is it completely wrong of me to call the owner and ask her? I know, the answer is probably yes - haha.
We probaby will wait if the owner doesn't want to just stay in the house. We don't want the headache of renters and them possibly trashing the place; especially with a pool to keep up with.
I was able to negotiate a good deal because the sellers had decided to withdraw the home from the market and wait till Spring to try again...
Since I was flying in from out of town and had an appointment to see the home, among others, I lucked out in that the sellers were at home during the showing and we had a chance to sit down and talk with my agent present...
The Sellers and I basically came to terms and let the agents work out the details... I offered what the home was worth to me and gave the sellers the option to rent back for 6 months for 2k per month... it was a win/win for both of us...
Each transaction is unique and you never will know if something is acceptable unless you put it on the table... in my case, having the opportunity to meet the sellers clinched the deal...
