I purchased my condo 11 years ago when I was a single woman. I got married this year and changed my last name with the Social Security dept. etc.

I now need to sell my condo. Do I need to do something about my name change for the title? File paperwork?

Ask a title company. They'll know for sure. This isn't something that's all that uncommon, after all.

In Oregon they would just require you to bring them a copy of your marriage certificate. It's not a big deal. Call the title company and they will tell you what docs they need.

Title company is key, as they will have the proper forms, and usually you will sign saying and using both names.

I was in this exact position just a few months ago. When I changed my name on my accounts at the bank, they told me I had to do a quit claim deed before they would change my name on my mortgage. I contacted the county property appraiser and was told that all I needed to do was send them a copy of my marriage certificate and they would change it. So that's what I did.

In this state when you convey title the deed will simply say "Mary Smith, f/k/a Mary Jones, a single person, and John Smith, wife and husband, Grantors." A later title examiner will see the original conveyance to "Mary Jones, a single person, Grantee" and cross reference to the later conveyance from "Mary Smith etc." and the title chain is complete. No big deal.
