My apartment lease ends 9/13/2021. I've been convinced to buy a house as it's the better option than renting. So being that today is June 21st is their enough time to start the home buying process before my lease is up or should I sign another years lease and then take the time to find a good house? I'll be a first-time home buyer.

Can you go month-to-month? Buying is not always better, especially if you are rushed into the purchase.

Are you preapproved for a loan? Do you have an agent? You also need to find a place that is ready for immediate occupancy.

A couple of thoughts:

1.) If you have all of your ducks in a row, so to speak, and are ready to complete a loan application and don't have any issues that might slow things down, you could potentially do something by the end of September. That being said, the stars would definitely have to be in alignment and you wouldn't have much margin for errors or hiccups. That also suggest that you have a property in mind and are ready to move forward on it with a successful offer.

I have always said that real estate transactions are like riding a rollercoaster, with ups, downs, stomach churning flips, etc. Be prepared.

2.) Would your landlord consider a month to month or maybe a shorter lease? If you get into the last half of the year you might be more successful in finding things as the market slows a bit for seasonal reasons (hopefully!) You really don't want to rush into this as people tend to make poor decisions under pressure. Buying a home is not something you do in a hurry, at least not successfully.

Good luck!

RM

It is a tight timeline for sure, and joe has good questions.

You have to have all your ducks in a row to get to contract and closing. If you are starting fresh, <90 days is tight.
(The ducks seem to have an echo in this thread!)

But, your question has significant local relevance. Where I am, you would really have to hustle. Your local market may be different.
Do you have to give 60 days notice to your landlord prior to lease expiration?

And, can you go month to month or short term upon lease expiration?

oh @MikeJaquish, I can go month-to-month but that's an extra $300.

"been convinced"? By who?

Lots of unknowns here.

Do you plan on staying in the home for more than 10 years?

What's your market like? Lots of inventory? Realtors manipulating people into bidding wars? How much do you have to put down?

The market seems to be slowing down in certain areas, so it might be a good idea to sit tight.

According to your profile, you're in the Dallas Texas area. You should look on realtor.com and Zillow to see what's available and what's recently sold.

You may be able to buy a house if you get moving. Then go to a month to month if needed when you find something. Maybe you'll only need to pay one month at the inflated price.

$300/month is not a huge fee to pay to avoid a much more expensive rushed mistake.

Good luck!

Certainly have time. Find a good agent and start looking at homes asap.
