I'm helping a church find a new building and we are currently bidding on a church that is for sale off market. The church putting the property up for sale is not using a RE agent, they are using an attorney to hold escrow and it seems a RE broker isn't necessary. Is this legal in the state of PA? I always thought you needed a RE broker with a license to buy and sell RE. You can use an attorney instead?

I'm a newly licensed RE agent, and am just trying to help the church for free, as they are good people who reached out to me. Just trying to educate myself as it's difficult to search online for the legality of this all. Thanks

One can buy and sell real estate anywhere without engaging a licensed real estate broker.

but an attorney is required is some jurisdictions.

I always use an attorney, with or without having a real estate agent.

Please share the name of the paper mill that gave you your training so we can all avoid them in the future.

Don't help. Selling a commercial property or church requires very specific knowledge that is quite different than residential. It's clear you don't have knowledge or experience in that field of real estate. In addition to being unable to help in a meaningful way, you are creating a ton of liability for yourself.

In fact, you should be going to your broker and asking them these questions. It's fine to ask questions, we all had to start somewhere. I just don't want you getting yourself into trouble along the way, and I do want you to get help from the appropriate places.

Compliance with ADA alone, could be a deal killer.. Asbestos, too.

I bought a house and the seller and I agreed not to use a broker. A title agency was used for the title search and closing.
