Yes I wrote master. Don’t freak please. What I’d like to learn are the various descriptors that agents use for homes that have at least one true bedroom and a full bathroom (shower at least) on the first floor so that an occupant need not climb stairs if they are frail.
There is no “check box” apparently when submitting to an MLS so hints are often supplied in the description. But what are the searchable phrases? I have a relative who is willing to buy in multiple locations and even have guest/storage bedrooms upstairs as long as most of the person’s life can be spent on the main floor. But there are so many ways to describe this. What would be the most common terms?
And agreed, a one story would be a better deal but they are not that abundant, and, most sites don’t provide this info in a way that aggregate sites pick it up.
You can search for this option in our MLS, so it is possible an agent could do this search for you, even if the public facing RE sites don't have such an option.

There absolutely IS a field for listing agents to check off "Master Bedroom Floor" and it will show up in our Triangle MLS Reports as "MBedFloor."
That is definitely a value-added selling feature that is the focus of many buyers, and I would ALWAYS mark on home when applicable.
What you may be bumping into is that for many listings, lazy agents feel they can sell anything, and don't feel the need to accurately enter listings. Sometimes the listing is entered by an unsupervised assistant who has never seen the house and can hardly get the required fields right.
We are seeing "Primary Bedroom," "Owners' Suite," and "Main Bedroom." Hopefully, I say, you are using a site that allows you to search the Remarks for your keywords.
You might also be able to tell from how the house itself is described. A 1.5 story has the master on the main floor and other bedrooms upstairs. A reverse 1.5 the secondary bedrooms are in a walk out lower level.
Thank you all. Looking in agent remarks would be a great resource, but if the city isn't actually chosen yet, a person would not have an agent who could look in their local MLS for you.
Some of these examples are of really good ideas, although I've never in many years seen them employed. Perhaps some locales are better at planning for this than others. Your individual MLSs might appreciate the suggestions. I like the idea of showing dimensions slash floor: 20 x 13/1
It's available to agents in many MLS systems. It's not available if one wants to do a search in Zillow or Realtor.com or even the public side of the more local/regional MLS system. Kind of annoying.
Realtor.com allows you to search for one-story homes. So does Zillow, and it throws in key words. so "master" or "owner" are still used 98% of time to describe the master bedroom. That's an 80-90% solution.
Redfin allows "Primary bedroom on main floor" ... that takes one to 95% (poor Realtor entry)
I feel confident that every MLS has the capability to choose "master on main". If said potential Buyer doesn't want to converse with agents yet, then all 3 allow them to get a feel for home prices and availability, which is the only question before one contacts a Realtor.
