This is my local market. That house was under-priced to a degree but yeah this is par for the course.

If that same house were about 2-3 miles to the west of where it is; that list price would have been $100k higher and it would have closed probably close to $100k higher than that.

One of the country's hottest markets. Sometimes you under price to get bids though.

If this home is actually that much of a "steal" for the list price, I hope nobody thinks they are actually going to get it at that price.

Exactly.

Closing on 3/31. Doesn't sound like a cash deal at that, 5 weeks to close.

I am wondering how many people saw the traffic and decided not to even write an offer.

Yikes! I don't know if I would want that many people interested in my house when selling! I mean, I want interest, but not that much. That said, I have been to a few open houses in my neighborhood though with up to a dozen sets of shoes at the door the same time I am being a lookie loo (scoping out the comps so to speak). Around here, people are asked to take their shoes off or put booties on their shoes when going though open houses.

You could list one for 700 grand in San Diego and it would be the same mess.

I recently expressed interest in a condo that required 48 hours' notice to view due to tenants. Within 48 hours of posting, it was under contract. Sight-unseen? Maybe...

But I can't operate that way, so I guess I'm out of luck!

There still may have been contingencies...
