This is my local market. That house was under-priced to a degree but yeah this is par for the course.
If that same house were about 2-3 miles to the west of where it is; that list price would have been $100k higher and it would have closed probably close to $100k higher than that.

Yikes! I don't know if I would want that many people interested in my house when selling! I mean, I want interest, but not that much. That said, I have been to a few open houses in my neighborhood though with up to a dozen sets of shoes at the door the same time I am being a lookie loo (scoping out the comps so to speak). Around here, people are asked to take their shoes off or put booties on their shoes when going though open houses.
