I talked to the representative; they gave a revenue projection and sharing proposal. I am evaluating it and can say yes or no.
I've heard good things about Vacasa from property owners who use them. I don't personally have any experience with them but I have seen lots of shady stuff from other vacation rental managers in the past. I would think an organization like Vacasa would be less likely to take advantage of all the off-the-books ways a vacation rental manager can make extra profit from their clients.
Check with some neighbors who rent out their property/homes in your area to see who they use. Should give some names and phone #'s along with their opinions of their current property manager.
I used to live across the PCH from the beach in Montara, just north of Half Moon Bay. There was a state park there that was a favorite haunt of vacationers to the Bay Area.
I would sit out on my front porch on sunny days with a beverage in hand, watching the rental carloads of out of staters pull up, disgorging the family in full beach regalia. The kids would be yelling and laughing, running into the surf at full speed in their swimsuits.
Within 10 seconds you would hear their blood-curdling screams as they realized the water temperature was probably 40-50 degrees.
Yeah, that Pacific Ocean is mighty, mighty cold. It is not Florida.

Yeah Northern Cal has just about 5-6 days a year where it feels comfortable to wade into water with bare feet. To swim in the ocean, a wetsuit is always needed.
But still, if I have to choose, I prefer northern Cal's ocean to warmer places like Florida or Hawaii, because the topography and ecology are much more interesting. There is so much more to explore and see in northern Cal; the landscape is literally forest vs dessert.

I'm pretty sure they send me a letter offering to manage my houses as vacation rentals. If that was the same company, I'm in North Idaho, so they are trying to cover a large area. Other than that, I don't know anything about them. I wasn't interested and I tossed their letter into the trash along with all the other offers to purchase or list my properties.
Company rep gave a revenue projection, and proposed a split %. Is their projected revenue fairly realistic? Or will they commit to certain level? Also, if the homeowner uses the facility, is it just like any other guests (reserve and pay)? I will certainly ask them, but I want to have the intelligence going in to this discussion.
Most areas have local businesses that specialize in managing vacation rentals. Have you contacted those companies and let them tell you what services they provide and how much they charge?
