I am planning to go FSBO to sell my home this week. I have been shopping around for attorney to handle my transactions and they are charging way too high! From what I have read in this forum is they charge typically from $300 to $500 for real estate transactions. Why are attorneys charging $1500 - $1800 for these? Please help I need to find a good reasonable RE attorney in MD.
ALso I would like to know, does the closing cost include the attorney fees for a normal sale by agent? If going Fsbo, this attorney fees will not be part of my closing .. Am I RIGHT?

In my area (NJ) they charge around $1000.

In NYC/Westchester/Long Island, lawyer's charge $1200. In my experience, closing costs do not include attorney fees in sales by agents.

I don't understand that question. Are you asking if a Realtor® brings a buyer will your attorney fees be paid by them?

Maybe the difference is if the attorney actually reviews the contracts? In my case, the closing costs are a few hundred dollars, but I'm not expecting the attorney to review my contract - that was done by myself and my realtor.

In CA the number is $0.00 for attorneys fees. Adinc07 offers sage wisdom. Your costs of selling are just that, the cost of selling. If you need an attorney to close in your state, you need an attorney. keep shopping and good luck

I suspect this is the case. Don't forget your appraisal and newspaper ads. Most people shopping for homes sold by unrepresented sellers typically shop in the newspaper. Also, advertise your cell, home, and work #'s because if they can't reach you they move on and be ready to show it any time of day. If you can't show it while at work your home is technically off the market during those hours of the day.

Agreed, depending upon who is going to hold the escrow monies. Many attornies do not hold escrow and those that do, charge more.
