Wow, you guys are good.

My agent is in the process of marraige and so doesn't have as much spare time but did tell us today, "Regarding X, it really wasn't much of a conversation, basically the seller's agent intimated that almost any offer that comes in, the sellers would need to bring money to the table, as opposed to making any money from the transaction. It is what it is, I wouldn't let it affect us and our pricing if we decided to move forward there." We've talked it over and we know what we're comfortable paying for said house and have no intention of letting their situation influence us to pay more. As someone stated, they screwed up somehow and I'm not one to clean up someone else's mess.

Good for you.
Make sure your agent pulls enough (sold) comps before making an offer. If you want, you can also have your agent send those comps with your offer so they see where it came from.
