I am in the midst of selling my house, and I think one of the negatives is the location. I am "tucked" behind another house, so I do not have a view of the street. I am wondering what my best strategy is?
I dont have a pic to describe it, but I will try my best with words. If you are heading down my street, you will see the house in front of me, a driveway (mine) and then a new duplex. If you go left onto my driveway, it will lead you to my house where you will see this:

Now, my back/side yard is in my neighbors back yard. My yard is about 40 x 40, while his is a bout 40x6 (yes, 6 feet!).
Now if you look at this pic, look to the left top corner and you will see a stake. Look to the right top corner and you will see a phone pole. That line between the two is the boundary line:
Thanks for the nice comments. Its only been up for a little over 2 weeks. We've had about 5-6 showings so far. I am just trying to react to feedback from one of the showings. Everytime I hear a negative from the feedback, I am trying to take care of it right away. If one person thinks it, someone else most likely will as well.
I know its a negative, we felt the same way when we first looked at it, but compared to everything else for the price, it was the best by a long shot so we jumped on it.
Well, do you know if any of the people who have looked have kids? Or does it have room for kids? Not being by a street sounds like an ENORMOUS positive. If you put up a privacy fence on your property line, it appears they would have an excellent yard to run around in also.

I would add a fence and maybe some trees between you and the house in front of you...spend a couple grand vs. giving up a 10 - 20K! Leyland Cypress and a nice vinyl board on board perhaps : ))
I like the idea about safety with kids...thats a great point as well as the privacy and serenity. Question is, how do I get showing realtors to point that out? Thats the issue. Any ideas? My realtor is working on a sell sheet, so maybe that will help.

Thats actually behind me...they are sellingtheir house too. That small/no yard is a killer for them. If I put up a fence or plant trees, it would be devastating to their cause...I need to think of my own family, but it just seems wrong to do that....karma and all.
It's a cute house, but the privacy problem, and the lack of a clear defining boundary between the two homes, is going to get both of you. So putting in a simple board fence should help make the sale for both houses. Not everyone wants a big yard. IMO you could also plant a tree in your yard, and add some flowers. Just to make it homey. Also, I'd take Elmo out of the kitchen window. The real state market is tough, but no reason to panic. Don't jump, Elmo!
