how much would it cost approximately to replace 5 windows with decent 'thermal' windows in a condo?



also if anyone has an idea of how much it would be to knock down half a wall to build a breakfast bar i would appreciate it

Window World in Youngstown, OH will sell and install vinyl windows for $189 each, any standard size. I dunno about whether they're thermal.

Contractors will come and give you quotes for free. Get some quotes. Also, a load bearing wall typically requires that a steel beam header be put in when you remove the wall in order to handle the load. So knocking out a wall can be easy or hard depending on whether or not you need to change the header.

And I just betcha your condo has a rule about altering the structure of the buildings, i.e., knocking down a wall.

i dont actually own the condo...i am a prospective buyer and trying to see how much the improvements would cost me.

i guess i will check with the condo assoc. before buying

Oh my goodness, yes. While you are at it, ask for a copy of all covenants and rules as well as minutes from all board meetings of the past year as well as budget, balance sheet and monthly P/L statements. The devil is in the details.

I bought a condo 5 years ago (sometimes I wish I haven't, but at the time it seemed like a good thing to do). Most likely, you cannot change the structure of the building and windows can only be replaced as a whole to be symmetric throughout the building. I actually have to order mine next week to abide by the assessment.

Our condo building is only 18 units for the association and only one is vacant due to homeowner walking. The delinquent fees from that unit have not hit us yet, but come year end we may be hoping that place sells and gets caught up in payments.

The cost of replacing windows, rules aside, I thought depended a lot on the structure they're installed in. Siding is a lot easier to pop off to gain access than brick is.
