I'm looking at buying a 4-plex with a wood foundation. The bottom 2 units are 6' underground. There is only about 30 years of history behind wood foundations that I've been told. Has anybody had bad experiences with a wood foundation? How long are they expected to last?
As a general rule there are two kinds of people that build stuff outside of the "norm" -- the penny pitching types of people tend to also look for ways to save money everywhere they can and that can come back to haunt you when repairs are needed down the road, the other group of builders that do stuff outside the norm are the "innovative" types that include college professors and such. Again things that are a little too innovative MIGHT be hard to find others that understand how to deal with issues down the road...
You will probably need to track down the actual permits and inspections too -- if the right kind of wood was used and the proper site prep was done this should last 75 years or more, but it would take some serious sleuthing to prove now that everything is built out...
