Seller here. Home inspection for the buyer was done this morning, so we don't know what the report says yet, but I am curious about something:
Buyer's agent works for Brokerage A (not same one as my listing agent). The inspector he sent out is married to another realtor from Brokerage A. I'm sure the inspector is completely legit, but it seems in a metropolitan area the size of mine you could find plenty of legit inspectors who aren't married to the gal in the next cubicle!
I'm not even sure what I think might happen , it just seems a bit chummy to me, you know?
Is this a common occurence? Should I be concerned in any way?
Okay--spoke to my agent and she says that while she personally prefers to keep things at a further distance, it does happen and we probably have no cause for worry.
What matters to buyers is the competence of the inspector, not their spouces.
Home inspectors do not know the details of the contract.
Buyers want the house, else they would not have made an offer and gone to contract.
Did you have your home pre-inspected prior to offering it for sale? It's a small price to pay for increased certainty that there will be no major surprises down the road. In any event, I hope things went well.
Hey lucy, if anything, you would think the inspector would want to get er done, but as long as they are certified and professional, should not matter. Let us know , how it turns out. Good luck.
If there was a conflict of interest it would probably be one in your favor. There is no way a buyers agent wants to see a property fall out of contract because of a nit picking report. That being said, I think you would be hard pressed to find a home inspector that is going to do anything other than report on the condition of the house. They have no percentage and a lot of risk should their status be challenged as anything but neutral.
