The buyer wants to cancel the contract because they do not like the condition of the house. They do not like to stove (but there is one there and it works). They wanted ceiling fans and an over-the-range microwave, however these 2 things were not included in the Seller'e Real Property Disclosure Statement that I signed.
Wait, you are considering allowing them to walk because you are taking a built-in microwave and ceiling fans with you when you leave, or were they not there to begin with? Those are fixtures - even in foreclosures that I've seen, those were always remaining in the house, did you specifically exclude them?
It sounds like you swapped out the stove, removed the ceiling fans and microwave.
Did the buyer make this discovery during the final walk-thru, in anticipation of a 7/7 close?
Did the contract exempt the stove, ceiling fans and microwave from the sale?
I was wondering if the seller removed items as well.
