Does anyone know of a site where you can info (pricing, house details) for homes sold in a particular area? Haven't come across anything - my realtor seems to be the only source, but I want to monitor this on an ongoing basis..

The various realty info services (realty trac is one of the larger) has some data for areas that it becomes a public record. In those areas you could go to the recorders office. In some area the newspapers even run the data. I think the same feeds that the Chicago Tribune gets are used by redfin and trulia.

MLS is generally fastest and some areas the only way to do it. By design or law...

In VA, we can get it (often online) from our county assessor's website (or, I suppose in their office).

You can also try Zillow.com. You can get tax into from 2007 and recent sold price.

Depends on the state. Some states do not disclose closed sale prices. Texas is one of them.

The County Property Appraisers site usually lists solds. But keep in mind, you have to search not only in the subdivision but in nearby communities as well. It's time consuming but free.

Zillow is wrong in most areas on the much of the info by their own admission. Recent sales in most area are not so recent. The only real recent sales that matter in my area are the last two months. Zillow doesn't seem to have them.

It must be noted that Zillow is not a real estate site.
It is an advertising site that uses real estate to draw eyes and clicks.
Accuracy is not a necessary consideration, but traffic is.

I've had alot of luck with recent sales prices on zillow, even as recent as the last 2 months.

Data Coverage and Zestimate Accuracy - Zillow is zillow's own sight stating accuracy rates. The opening page shows their most accurate levels of zestimates are within 20% of selling price. That is huge if you are a seller using this to price your home. Also note that much of their info comes from people listing their home on zillow. So if a seller thinks their home is worth $300,000, zillow uses that figure as the zestimate initially. It adjusts for other factors. However, Mike is correct, zillow is an advertising site pure and simple. Some areas are more accurate than others but none are accurate because the zestimates are not based on fact.

Pricing facts should be solely based on recent sales, both on and off the mls.
