My wife and I are thinking of making an offer on a Cartus owned home. We have pulled tax records and cant find out what they have in the home because its still in the original owners name. Cartus has it listed though. It has been on the market since April and the price has come down. Its at 179900 now and I was wondering what we should offer on it. We love the house but the yard is not the greatest. Are they willing to accept low ball offers or should we wait and see if it drops more. Any help would be great....Thanks and God bless.
Where do you get that number? Just wondering...Is that a low ball offer? We have never went through the home buying process so we dont know what is considered low. With it being on the market since April and no offers being made on it, We thought they would be more accepting. Thanks for the help...
We would need to know where the home is, size, bedrooms, pool, etc. to be able to give even a rough guess what a good offer would be.
Your best bet is to talk to a local professional who could pull up comps in the area.
Home is in Flintstone Ga. 2500 sf 3 bd 3 br on .33 acre. Comps in the area have went for 135000 all the way to 230000. The latter is bigger and has 2 more bedrooms. This house was fsbo for 216000 in April. He bought for 213000 last year.
Relocation-owned homes are often some of the best values, in any market. How good of a deal often depends on the sponsoring company. Relocation is an intermediary status.
No way to advise you what to offer, given none of us are familiar with the local market. You need professional advise from an agent who knows the dirt to represent your best interests, not that of the relocation company.
You are not going to get a better deal dealing with the listing agent.
As an aside, such home sales also have a potentially significant detrtimental impact on comparable homes, ala foreclosures and shorts. There are tough competition
Its a buyers market. We just dont really know if Cartus will be willing to take a lower offer. There was a home that was the same style and sf as the one we want and it was a foreclouser that went for 159000.
Not really "represented" Talked to a couple and one showed the house to us so I guess we have a moral obligation to him. Although he wasnt very informative and he has never worked with Cartus before. He didnt know how much Cartus was willing to work with the price. This small town is just across the Tn state line from Chattanooga where we work. Maybe thats why there has been no offers? (out away from everything) inconvienent

If you buy, he's also due a commission because he showed you the house.
Was he not helpful in general - or just because he didn't know specific details about Cartus?
