Hey All,
From a buyer's perspective, are you more likely to buy a house that has 2 beds/2 baths upstairs or one than that has 3 beds/1 bath?

The vast majority of buyers prefer having all all bedrooms on the same level.

There are some buyers that will "live with" less than that, especially when "less" means extra rooms split on separate floors...

I like at least one bed/bath in the basement for guests so they can be secluded. Also makes a good teenage room later on. Master on the main floor is great.

two bedrooms and baths upstairs screams "townhouse" to me, not house.

I think 3 bedrooms and 1 bath is more sellable.

I think it's all local. Two stories here are more desirable if the master is on the main level...

1 bath is pretty hard to resale, most people want 2.

We are only two people (no kids), but I would never buy a house with one bathroom. We both had norovirus at the same time once, luckily, we just finished the half bath in our townhouse so it was a 1.5 bath. Could not do it with one! That said, we also livied in a 2 bedroom place, and I don't know if I would do that again either. Totally depends on the other space. Is there a basement/rec room? I wouldn't buy a 2 bedroom house without other spaces that can be used for other purposes. We ended up with the office/workout/sewing/storage room.

Families with kids neighborhood or singles/retirees?

If it's a kids area, then three bedrooms.

If it's a singles or couples without kids area, then 2/2.

There is a basement with another bedroom and bathroom. But I was trying to find out if people prefer the 3 bed/1 bath combination on the upper level or if the 2 bed/2 bath was the way to go in conjunction with what's in the basement. It's also a townhouse.
