do you like/dislike cyberhomes?
i'm just curious.

i think it is amusing that there is over 100K difference in our home's estimate on these two websites.

I don't think I would like living in a cyberhome. Are dogs even allowed?

Seriously though, I though zillow was bad cyberhomes is a joke.

If you are trying to determine the value of your home, there is no method that beats talking to several realtors and having a CMA (comparative market analysis) prepared. The only tried an true way to understand the market in your area is to review homes in your neighborhood of comparable size and detail, determine lisst price and prices of properties sold within the past three months (or so) and base a price on that detailed information.

None of the websites claiming to understand the value of your home have ever stepped foot into your house. They do not know if you have carpet or hardwood. They do not know if you have granite or laminate, they do not know the condition of your house. They do not know if your view is conservancy or the city dump. I'm not a realtor, but this much I have learned.

They do have something in common.

They both compare my 5 bedroom pool home on 4 acres to 3 bedroom homes without pools on less than 1/4 acre lots.

I'm not seriously trying to figure out the value of my home right now. If we end up selling then I will use other means for that . I just like looking around at what they say. I like tracking recent sales, which is why I look at zillow more. It is very user friendly that way. I don't place much on what they say. I was just curious what input others had.

There is no good OFFline value calculator, either... not nowadays. No matter what you list or get offered, appraisers rule the day and many of them are totally incompetent. Since the government changed the rules and added a middle man to the appraisal process, appraisals cost more, but appraisers get less (the middle man taking 1/2). The "cheapest" appraisers get the work - sometimes coming over 100 miles to assess homes of which they have not a clue about value in neighborhoods that are totally unfamiliar.

It used to be that one could count on an appraisal being close to any agree-upon sale price. Here, I've seen then come in 10-15% below agreed upon prices. No wonder home values fell so much.

Banks got bailed, appraisers got screwed, and homeowners are paying the bills.
