Unless you have an active infestation of termites I believe the law says you cannot treat. Don't know if that's a federal or state thing.

The chemicals are pretty strong. It would be like treating for mold if there is no mold. Maybe your termites & treatments are different then ours. You might verify if it actually does any good to treat if there is no infestation.

Maybe they just want the traps put out ? Anyway, the home warranty you buy for them should cover termites if they occur.

No, it is unusual that all he asked for was one treatment. Sure the report was pretty clean, but how many times is a home sold with virtually no repairs requested by the buyer?

More times then you might believe. You sound like a guy who takes care of things, which is why your home probably sold pretty quickly. We love to list homes like yours.

When we sold our previous home, we were asked to (1) replace the glass globe on a light (we think it was broken moving a bookcase out) and (2) remove the closet organizer and replace it with the cheap wire closet shelf they saw in the attic (seriously?! I can take my $300 closet organizer with me?! Let me fight you on that one!). Granted, that was a couple years ago, but definitely post-boom, after the market started falling, and buyers were asking for concessions and fixes.

Congrats on having a well maintained home

Congrats on a clean inspection. I would think you could just show the previous treatment invoice if it was recent to prove it was already done. I think you also said you have a warranty - does it transfer to the new owner?

For the house my DH and I are purchasing, we only asked for heating system to have a maintenance check. We were lucky there were no major issues.
