Hello! There are 2 other houses for sale on street and they are having lots and lots of showings (but no offers!). We have only had one showing in addition to the open-house we had along with the other 2 houses.
Any advice or suggestions??? We don't have to move but wanted to take advantage of market and tax credit.
What is the price/SF of your home compared to the others? Are they approx. the same size as yours? What other features or amenities do the other homes have that yours doesn't? Are lot sizes comparable? Is your agent marketing your home effectively?
That is a very desirable area of Memphis, so I don't imagine that the neighborhood is the problem.
Looking at your house on Street View on Google Maps, it looks like most houses on your street have carports with a few enclosed garages. From the fact that that part of your house is siding instead of brick, I'm guessing it used to be a carport. I usually give those a pass, because the work is often done without a permit, and often is not done correctly. That may or may not be true in your house, but it may be one reason why people are passing it by.
As Silverfall said, the condition of the yard is a negative as well. Do all the yards on the street look like that this time of year? I'm in a cold climate and even my hibernating lawn looks much greener than that.
Your house would need to be price MORE competitively than the others on your street in order to get showings. Otherwise, if your house was comparable to the others, you would be getting a comparable number of showings.
If you can't afford to go lower on the price, then you might not be able to sell right now. That's what it comes down to.

I don't know if these are comparable to your property and what the condition was. But these homes sold for significantly less. What does your agent say?
And I agree you need to stage your home and clear up the clutter out of some of the rooms.
We are currently asking 115 a square foot. The house that is pretty similiar to ours is asking 142 a square foot!! They do have covered parking and an updated bathroom.
The grass all over Memphis looks pretty bad now. In about a month our lawn will be beautiful!!
Yes, we did close in the carport (with a permit) but I understand that may be turning some folks away. I have never missed the covered parking and so did not pay attention to that!
I really do appreciate all the comments!! We will work on stagging the house and getting some better photos taken. We really thought that since we are in a great neighborhood the house would sell itself but that is obviously not happening!!
I have been pretty frustrated with how things are moving along. I guess we still have lots of work to do!
