Advertisements

These are the facts...1958 Brick Ranch 3 bedrooms 1 Full Bath and 2 half baths..that has been updated throughout including updated kitchen and baths. Listed with Real Estate Agent September 2009 have been listed with same agent and broker since then. Initial Listing Price $143,500...Now Listed $125,000 (she never once initiated a price change..always my idea). We are offering a $1000 agent bonus and are advertising $2000 toward buyers closing cost. Have had numerous showings at all the different prices...probably a total of 8 after the last reduction to $125,000 which was about a 1 1/2 months ago. We have asked her to put motivated seller...make an offer...reduced...etc...never to see any of these on her marketing material. I am happy however, with how well our home has been advertised (realtor.com..great broker site..and in the paper very often). We need to sell super quick now..baby due in June...5 year old starting Kindergarten in Fall....want to move to a different school district but can't until house is sold. Questions are: Why is my house not selling and it seems like absolutely everything else around us is???? Do I need to change my agent/broker???? What do I need to do to get my house sold???? My patience in wearing thin....

If my house had been on the market since September, I'd focus on the price. What's the listing price of similar houses? Is your listing price in line with that?

I don't know what to say about your agent. It seems like she should be much more involved in this, especially given how long it's been on the market. Has she given you any advice about staging? Did she give you advice on the listing price when you first decided to work with her?

Others have given a link or mls# to their house to be critiqued, ideas, and thoughts on staging. just a thought, if you'd like.

If you think the advertising is good and it's been updated is there really any other thing that can be holding it back other than the price?

Exactly, what I have been thinking the whole time...that's why we've reduced the price so many times..and each time our Reatlor keeps seeming reluctant to reduce the price. I have communicated with her our urgency..she knows it well...with that said...last showing was 16 days ago and no contact since then with her. This is not unusual, the no communication, as we didn't communicate for a whole 2 months during the winter season.

We live in a very small town in the Southern West Virginia...we live in the choice neighborhood..and as far as I can tell now are priced competively with other comps in our area...its so weird though, it seems there really isnt any consistency in pricing...2 bedroom ranch across a few streets from us listed at 145,000....a 2 bedroom townhouse just down the street for 180,000???? as far as SOLD comps though..I am sure we are right where we need to be...I may drop down to $119,000 but that's as far as we can go...what do you think?

Yeah, I noticed a few typos as well...I thought I might be to nit-pickey by approaching her about those. And the pics..its weird..she had 7 photos at one time and now just the 4...maybe her budget has tightened??? I wouldn't be looking at listed houses as comps. Concentrate on the solds.

Every closed sale that has occured since you listed, impacts you.
Your listing agent should be very familiar with the competition and able to tell you why other properties have sold and your home has not.

8 months is a long, long time to be listed without an offer. That she is not in touch with you at least weekly, strikes me as odd. That there are only 4 pictures is odd, too.

Perhaps she has another job or something else more important to do than obsess over getting you sold.

Why not have her come bye and get to the bottom of this. You can always ask her managing broker to reassign your listing to another agent who has time and is willing to communicate with you.
