Yeah, I noticed a few typos as well...I thought I might be to nit-pickey by approaching her about those. And the pics..its weird..she had 7 photos at one time and now just the 4...maybe her budget has tightened??? The rasberry curtains are pretty (I love that color) but they are dark - consider changing them to white. The other family room picture looks odd. It's very clean, etc. But the furniture arrangement is odd - the side table simply floating on the wall ?? The photos are not bad but I'd like to see the fireplace lit - a nice fire would be pretty in the photograph. Maybe try a different angle on the exterior front - basic edditing would help.
It's a nice, clean home. However 3 bedrooms and only 1 full bath is going to be a huge problem. It may not be anything you can "fix" - thus it may be a price killer. People are really wanting the luxury baths these days - 5 piece master and nearly a bath per bedroom. I think that may be your biggest problem.
Again, I don't know your market and can't tell you what the comps are telling you. Additionally, the marketing is very local and specific to each home.
The 4 pictures on realtor.com don't really sell the house enough to make me want to come look at it, unfortunately. The outside picture is crooked and makes the lot seem very unlevel; the kitchen picture has the side of the cabinets on the right, giving the distinct impression that it is a small space. The living room looks great, but I agree the curtains are a little dark, and the tv should be turned off for the picture, too distracting. I would see if you could get one picture of the living room that better incorporates the size, a good photog with a wide angle lens or maybe a fisheye lens can get all of the room in one shot. That would give you the chance to have another picture of another room on realtor.com. You say the bath has been remodeled, that might be a good shot to have.
Also, your listing description on realtor.com has so many typos it's not even funny. She needs to recheck spelling, punctuation, capitalization and grammar. If your agent can't be bothered to present a professional listing, I have to wonder what other corners she is cutting, or what her level of competency is.
The pictures on her site could use some help too, none are taken from the best angle, the yard and basement appear smaller than I imagine they actually are.
Of course, this is only what will get people in. The offer really depends on your price, so get your agent to pull all the sold comps for the last 6 months, or longer if necessary, and go from there.

As for my Realtor situation...well, I'll just be honest..I'm not real happy with her, but I was trying to be non-emotional, trying not to blame everything on her, but I would really like to try a different agent and maybe even a different broker in the area. I did extend our contract until June 30 via email with our Realtor (btw..the only time I'll get a voice conversation with her is when the contract is up otherwise she just texts everything...ugh). Can I get out of this email contract before then as time is of the essence?? Also, being from such a small area I don't want to burn bridges or hurt her feelings...I know that sounds silly because business is business and this is my family's future we are talking about..I guess I don't know how to bail on her gracefully?
I took a peek at other listings ranging from $100K-$140K. Your house is the second smallest, and most of the others have significantly more square footage. Many also have more full baths and more bedrooms.
I found it odd that there are only 2 houses in the $120K-$130K range in your area. I suspect that you are over priced.

Thanks Racelady for taking the time to check it out..I really do appreciate it. That raises another question about my listing that I was wondering about...the basement is finished...does that count toward sq.ft in MLS world? About 1900 total sq. ft if you include finished basement sq. ft. but this is not talked about anywhere in our listing. Our realtor keeps telling us no, no, you are right where you need to be pricewise..I just don't think she knows what in the world she is talking about....so many showings...not 1 offer...it's gotta be the price...right?!
the basement even though finished does not count towards living space -HOWEVER - it should be listed in the write up, thats huge depending how finished it truly is. I have no problems with her pictures, I have a problem with the HUGE number of spelling mistakes in her listing ... omg and I am a terrible speller. I went to school for journalism back when dinosaurs walked the earth and they taught us different then, they told us the story counted, not the spelling, thats what copy people were for - well when entering a listing, we don't have copy people there.
If you've been on the mls for that long, I would not hold out much more luck at this point - you need to start back at square one I think ..... but that may be in your best interest at this point and may result in a quick sale of your home!!! good luck!!!
