You answered your own question, you said "I can't promise that". Some people can seperate love and sex, so I can't say whether he does or doesn't have feelings for you. Personally, I wouldn't compromise for a promise to be exclusive if its not something the two of you want mutually. Once you compromise on this, he'll ask you to do other things which may be against your grain and the list will grow, its manipulation.
