If I'm close to him and know him well and know the intent then I don't mind at all. I was at a con this last weekend with my guy and was talking with a group of people and to get my attention (I wasn't responding to my name) he said 'dammit woman' with a big grin on his face when I looked. I KNOW he's joking/being snarky and that it's not condescending or a power play so it's more of a term of endearment to me.

Now, pet names (princess, cutie, sweetie etc.) from men I'm not close to? No, that sounds condescending and weird and I don't like it.

You clearly are smitten with this man, and that is a good thing. Instead of deciphering every word that comes out of his mouth, I think you should let him know how much you like him. You don't even have to say it outright, let your body language do the work for you.
