I am planning to move to USA from Australia (for work will be a perm res) so obviously I will need to rent first up. I would like to know if anyone has moved over to the USA from another country and how they went about getting their rental references. I plan to take my written references but how can I assure the leasor that I am a good tenant with excellent history? Any advice greatly appreciated
US Landlords work the negative side. Usually, your application permits them to perform a background check (some of which requires your consent). Since you will not have a US credit report, you should be prepared to offer a written credit report from your home country. In the central US as opposed to major coastal/border cities, no one will require this.
Use extreme care in wiring or sending rental deposits to the US. Scam artists are ravaging the rental market with methods of falsely portraying themselves as owners or owners' agents only to get your deposit.
Even persons who advertise the property or have physical access to a property and meet you at the premises may not actually be the owner or agent. You need to check their references just as they are checking yours. Where possible, go through a licensed realtor.
However, many places will not have realtors who show rental properties.
We didn't have any issue when we relocated from France. We just showed proof we were not illegal here (visa), and proof of work (letter from employer).
But I guess it will depend on the city you'll be living in and the owner/ property management...
If you will be working for a "major corporation" in the USA, many have people on staff who can assist employees with relocation. The relocation staff people can help arrange immediate short term housing when you arrive in the US, until you find a place to rent. The relocation people have a lot of contacts in the housing market and can often help make your search for a place to rent a bit easier.
If you will not be working for a "major corporation", a simple letter from your employer in the US on the company letterhead that verifies you are an employee that is just relocating to the US from Australia will help. The letter should provide a phone number that the rental property can call to check all this out with your employer. This, along with enough US Dollars to pay a security deposit and first month rent (and sometimes last month rent too) on the spot should open the door to most rental properties for you.
