for example ... you want to move into another unit that is managed by the same company that handles the unit you're currently living in.

no issues with paying on time, good tenant. living in the current unit for 2+ years.

should/would the management company require a credit check to move?

A good management company can and should still screen your credit. Anything can happen to someone's credit history and background during a 1 or 2 year period. The mgmt co. has no way of knowing if their tenant has had any issues they may be "running" from, even if it's to another property they manage. And, you may be a great tenant, etc, but if they were to make an exception to you, then another tenant who didn't get the same treatment could file a Fair Housing complaint. The Policy must be consistent for all parties.

The application and credit check procedures are done when transfering to another property with the same management company. Even when a tenant transfers to another unit within the same property a credit check will be done if they're requesting a larger unit with a higher rental amount. If the transfer was for the same size unit and rental amount, providing all rental payments were on time, we skipped the credit check, but companies practices will vary.

We had a tenant just do this this week. Assuming, as you said, a good tenant who keeps the place looking nice, pays the rent on time, and behaves themselves, and assuming roughly the same rent at the new unit, we would not run a new credit check.

If the rent at the new place is more, a credit check is less important than verification of available income.

We wouldn't run your credit either, if it is as you stated.

If you are not a tenant that is paying on time, we wouldn't run your credit either...just don't give you an option for the other rental

If you were moving into another unit within the same management company would you need to submit a new security deposit or could it be carried over?

Depends on the condition you leave the old place in, and how much deposit is required at the two places.
