We are currently 6 months into a year lease.My wife's mother,who suffers from alzheimer's as well as MS,lives out of state.She was being cared for by my wife's sister.That is until 3 days ago,when my wife's sister got into a very serious car accident.She may be in the hospital for months and will require a lot of rehab after that.Of course now my wife wants to move up to take care of her sister and her mother.How can we leave,break our lease,and not get taken to the cleaners in the process?

I suggest to be honest and approach the LL and sicuss it in a civil way. Perhaps the LL is willing to help out and of course this is a bad situation but you also have to see the LL side and he is relying on the rental income. If both parties start advertising the property and you making the property ready for showings and clean it, paint where it needs to be painted...make the yard nice (if applicable)...than that will help to get it rented out sooner than later and all involved will be happy if it gets rented quick.

Can you wife just go and stay with relatives to help out until other arrangements can be made?

Check your lease. There is usually a penalty listed there for breaking a lease - oftentimes loss of deposit, you owe rent until new tenants move in, half of the remaining balance, X number of months, or a combination of those. If your lease does not have an early termination clause, you may be held accountable and responsible for the remaining 6 months rent.

Talk to your landlord, though. Ask him if you can break it, and what he would charge you. Explain the situation. Maybe offer to help advertise for new tenants. If you are willing to work with your landlord, he/she may be more willing to work with you.
