Hi-Me and my Girlfriend are trying to rent an apartment in Manhattan. She has good credit and her income alone can handle the rent, and I have bad credit and enough income to cover the rent. We both make six figures each. The complex told me they plug the info into saferents website and receive a decision in 20 seconds usually. Either its Pass, Pass with a higher security deposit or fail.

So will my bad credit cause a fail if she is fine on her own with her income and credit? I would think not but Im not sure of the process.
Also anyone know what report Saferent pulls?

We cannot charge a higher deposit to some people in Hawaii, but we do sometimes require a co-signer in a situation similar to yours.

"how strict are they" is really irrelevant. The issue is, what is their policy towards all applicants applied equally under the law? Where do you fall, in that equation? is the question.

what if i have never been on a lease by myself and there is two bad rentals with my name on it would that make me fail or would i need a co-signer?

We need more info. What do you mean by 'bad rentals?' You said you were never on lease alone, were you jointly listed on a lease?


I will say this, decent landlords do not rent to those with evictions on their record.

If you are saying that you have been on leases with other people, and those landlord would say you were a bad tenant, then you're pretty much up the creek.

You can try telling the new landlord everything was the roommate's fault, and get a co-signer. If your credit is stellar, and so is your job history, then you may qualify.

I have to say, that I wouldn't rent to you, though, as i have plenty of other applicants with no problems in their past.

If they are giving a decision in 20 seconds, they are not checking landlord references. I'm lucky if I can check a landlord reference in 24 hours and sometimes it takes a week before a landlord will call me back.

However, OP, you are expecting people who don't know you and haven't seen your application to know whether or not you will be accepted by a landlord that none if us know and none of us has seen his rental criteria. Or I could check my Tarot cards for you.
