is it a case by case basis on activity that will get people evicted (i.e. fighting) or are there set things? im just curious.

Every violation of the lease, laws, house rules where eviction is allowed will result in an eviction notice. It is up to the tenant to make a clear and convincing argument with evidence that they don't deserve to be evicted. If they don't or fail in their attempt, out on the street they go! The burden is always on the tenant to justify their contined tenancy.

Read YOUR lease, it will state what actions will cause you to be evicted.

What causes others to be evicted, is based on THEIR lease.
