Nope Nothing eliminates what we do to process an application. Treat everyone the same way, every time. Keeps everyone out of trouble. But an excellent reference from a LL who knew a tenant for 6 years would be a very big positive.

Credit check is two fold...

Do they pay their debts as promised and are they honest in their representations to you.

Evictions would not show up on a credit report unless they also had a judgment against them for money. A credit check is to see what their FICO is, check the debt that they have (I can't tell you how many people have a mortgage show up that they never mentioned during a conversation or $20K in back child support), and shows payment history.

If someone's FICO was a little on low side but they had good income and excellent LL references, that could very well tip the scales in their favor.

I would never give a written reference before move-out. I've had too many "nice" tenants turn into monsters at move-out, including unprovoked threats to sue me. I've also had tenants, who kept the place nice, finish their move and not clean at all, leaving all their dirt for me to clean up. Then, incidentily, call me horrible names when they didn't get all their deposit back.

I've had tenants damage the carpet or walls and hide that with furniture so I don't see it until after they are out. I've had tenants steal items as they are leaving. I've had tenants hide smells with chemicals that don't show up for a few days after they are out and the Fabreeze wears off.

I've had several tenants stop doing yard work the second they hand in their notice.

So how am I to know whether or not the tenant was good up to the very end until we have passed that end of the tenancy?

I don't put any references into writing. If we end up in court, I don't want to see any paperwork except the lease.

I will give a good reference over the phone if the tenant deserves it. But if they have not yet moved out, the reference is "They are still there so I don't know the condition of the house, but rent has been paid and so far, they have been pleasant to deal with. Yard has been /has not been taken care of. That sort of thing.

If they are out, the house was left in good condition, they have been pleasant to deal with, and all money was paid on time, I will give a glowing reference, like "You will be so lucky to get them, because.....". So it is not like I will not give a good reference and help my good tenants out, but I am not giving a good reference in advance. They must deserve it.

What does child support have to do with someone renting an apartment? I swear this world we live in all screwed up

Unpaid child support is a debt obligation...

Wages can be garnished affecting the ability to pay rent...
