Is she trying to get out of the lease? If that is what she is trying for, let her go.
I suspect that you didn't screen well, because I have a hard time believing that both her current and prior landlords gave her a glowing recommendation.
wow I am amazed at the differing opinions here. it seems to be easy to be condescending to the tenant. I know I would have problems if the place I moved into had dead bugs all over and broken things. if OP had to make so many amendments to the lease that it was all marked up, why didnt OP fix these things before tenant moved in? just shows what kind of half-a**ed landlord OP probably is. been there, done that. i agree that tenant should pay the rent, however, as tenant has responsibility to follow through with the lease until a judge makes a ruling. meanwhile, why doesnt the landlord just fix the things that were a problem for the tenant? its not like they are asking for unreasonable things.
the things on the lease were fixed before she moved in. the only things she had to "fix" were vacuuming up the carpet. there are no broken windows or holes in the floor. ive already offered to give her the money back for her appliances and that she be out in a reasonable amount of time.
Did she mention any of these issues in the pre-move -in "walk through?" She must have seen the "laundry shoot" or notice of any smell... Sounds like a "scammer" to me as well...Screen better next time and call ALL previous landlords on Rental application. Ask why are they leaving current residence and confirm with present landlords. People like this have a pattern.
