Immediately start eviction paperwork. You call the shots , not them.

Renters refuse to pay rent for this month and are saying they are moving out, what can I do.
That's what the deposit is for and usually last months rent paid at sign of contract.
Just go kick them out... forget legalities here; they probably can't afford an attorney.

I've got a few words for ya....3 day notice..(demand rent in three days including late fees..you do charge late fees, right?) when they don't pay you run to the courthouse and file eviction based on non payment of rent. Do not talk to them anymore, do not call them...everything here on out is done by written communication only.
Some states do NOT allow landlords to use SD as last month's rent, but in this case if you file for and get an eviction, you would take the unpaid rent and late fees out the SD and any repairs/cleaning out as well.
In texas (making an assumption here), you just write up a notice to vacate, give them 5 days, and tape it to the front door, dated. If they refuse to move, you can have then forceably evicted. Doesn't require a lot of work in Texas.
